What to Do Until Help Arrives (Water Damage)

Until help arrives, there are a few things that you can do to help mitigate the damage to your property; however, you are encouraged to only attempt tasks that you feel confident that you can safely accomplish. 

  1. Shut off the source of water if possible. If you don't feel confident doing this yourself, consider contacting someone to help stop the water source, such as a plumber. If you are uncertain where the water is coming from, don't stress; we'll assist you with determining the source when we arrive. 
  2. Remove excess water by mopping, blotting, or wiping. This could include flooring and hard surface furniture which has standing water on it. Do not use your household vacuum to remove water, since it could cause damage to the vacuum. 
  3. Protect carpet, rugs, drapes, and upholstered items from further damage. Place aluminum foil or parchment paper between furniture and wet carpet or rugs. Remove rugs that may be on wet carpet. Remove books, magazines, or other colored items from carpets and rugs. Hang draperies up with coated hangers to avoid contact with wet floors. Remove pillows or cushions from wet upholstered items. 
  4. Avoid using electric or electronic items that may have come in contact with water. This may include items such as light fixtures, ceiling fans, televisions, or appliances. If there is a possibility that someone else in the property may turn on an electric item that has come in contact with water, consider turning off the power to individual circuits within the power distribution panel of the property.

With this part of homes often going neglected, water can build up in your crawl space without your knowledge. Winter Water Damages

Northern Michigan winters are known to be brutally cold and accompanied by large amounts of snow. With below freezing temperatures, snow, and ice, your home or business could be in jeopardy for water damage. It is crucial that you are aware of the hazards and so you can be proactive in preparing, preventing and acting quickly if faced with any winter water damages. 

FROZEN PIPES 

A frozen pipe can burst at the point where the ice blockage inside the pipe is located, but typically the rupture is caused by the backflow pressure between the water source and the blockage. A burst pipe can cause considerable damage to your property if not addressed quickly. 

ICE DAMS 

Ice dams can be a major problem during the winter season. They form when heated air melts roof snow downward into water dammed behind still-frozen ice. When the trapped water cannot safely flow or run into the gutter system, it can backflow under the roof ’s shingles and into the structure’s interior areas. Make sure you have a roof rake this winter season to remove the heavy snow build up from the edges of your roofs and gutters. 

PREPARE YOUR HOME 

  • If you own a home which is unoccupied during a cold period, ensure you have ample heating fuel and that the indoor thermostat, in all areas of the home, is minimally kept at 55 degrees and ensure that you have a trusted person check the home periodically during your absence. 
  • Keep cabinet doors open during cold spells. This allows warm air to circulate around pipes. 
  • Keep a slow trickle of water flowing through faucets, especially if the pipes for faucets run through unheated or uninsulated areas of your home. 
  • Consider shutting off outdoor faucets. Find the shut-off valve in the basement or crawl space and turn it to “off.” 
  • If you follow the previous step, then open the outdoor faucet to help ensure it drains completely and the inner valve is shut off. 
  • Ensure gutters are clean and secure. Leaves and debris accumulate, causing a damming effect on gutters, which could lead to roof problems and water damage. 
  • Make sure to have a roof rake to remove snow build up on the roof edges of your home. Using the long-handled roof rake to remove snow from at least the lower 4 feet of your roof edge will help to eliminate the formation of ice dams. 

PREPARE YOUR BUSINESS 

  • Check your business property for downed tree limbs and branches. Weather, such as wind, heavy rain, ice, and snow, can cause branches to fall, which could cause damage to the property and potentially cause 
    personal injuries. 
  • Inspect property, especially walkways and parking lots, for proper drainage to alleviate flood hazard potential. 
  • Inspect all handrails, stairwells, and entryways to address and correct potential slippery or hazardous areas. Install mats or non-slip surfaces and post caution signs where water could be present.

A water damage can be devastating. Whether a few inches of water filled your home or the flood was on a large scale, filling your home, once you’re back, you’re faced with the task of salvaging. The good news is that most solid wood furniture can be salvaged after water damage. Here are some simple steps from SERVPRO to follow after a water damage to salvage your furniture:

Take Photos

After any flood, it’s wise to take photos of the damage done to your home for insurance purposes. You can take general photos and then closeup pictures of your furniture and the most damaged areas.

Clean

Flood waters often come along with mud and dirt. Wipe your furniture down with a soft cloth or brush. Try not to rub in the dirt, instead use soft strokes to gently brush dirt away. You may need to use water to get any dirt that’s really stuck on to come off. Then, dry your furniture using a dry cloth.

Dry it Out

You need to try to dry out your furniture as soon as possible. Keep it in a shaded area as the sun can cause the wet wood to crack and warp. If you still have a bit of water in your home or your floors are wet, use bricks or blocks to hold your furniture up off of the floor. You can set up fans or dehumidifiers to help keep the air moving and speed up the drying process. Avoid using any sort of heat (hair dryers, irons) to dry your furniture as this will damage the wood.

To help your furniture dry out more quickly, open any cabinet doors and remove drawers. These may be stuck due to the wood swelling from the water. If they’re stuck, don’t force them out, but check them regularly as the swelling reduces so that you can eventually remove them while drying completes.

Manage Mold and Mildew

Unfortunately, the damp environment created by the flood water is the perfect environment for mold and mildew to grow. Mildew and mold spores are everywhere and begin to take hold whenever they find a nice, moist, warm environment. So, keep an eye on your furniture while it’s drying. If your furniture has been damp for more than about 48 hours, it’s likely you’ll deal with some mildew or mold. You’ll need to clean it off using a cloth dampened with a mild, soapy water solution. Alternatively, you can mix up some white vinegar and water, spray it on your furniture and then wipe it down.

If the water is from a clean source, you can do some things to minimize the damage. 

DO: 

  • Remove excess water by mopping and blotting.

Prevent Your Pipes From Freezing

  • Disconnect all gardening hoses and install covers on all outside faucets.
  • Keep your house temperature at 68 degrees or higher, even if you're leaving the house for an extended period of time.
  • Open cabinet doors below sinks to allow heat from the home to circulate.
  • Identify the location of the main water valve and the valve on your water heater. (Learning the location of these valves may come in handy during an emergency.)
  • Wrap pipes nearest exterior walls and in crawl spaces with pipe insulation or with heating tape. This can prevent freezing, especially for interior pipes that run along outside walls.
  • Close all windows near water pipes; cover or close open-air vents. Freezing temperatures combined with wind drafts can cause pipes to freeze more frequently.
  • Heat your basement and consider weather sealing your windows.
  • Insulate outside walls and unheated areas of your home.
  • If you plan to be away from home for an extended period of time, shut off water supply valves to your washing machine.

Monitor Freezing Pipe Conditions

  • Allow a faucet to drip slightly (lukewarm water) in order to minimize freezing.
  • The first sign of freezing is reduced water flow from a faucet.
  • Check your faucets for water flow and pressure before you go to sleep and again when you wake up.
  • Check pipes around your water meter, in unheated areas, near exterior walls and in crawl spaces.
  • These tend to be vulnerable to freezing conditions.
  • Identify cold air drafts coming in from a flue or chimney chase and caulk gaps that are near pipes. 

If a Pipe Freezes

  • If a faucet or pipe inside your house freezes, you can thaw it using a good hair dryer. (For safety purposes, avoid operating a hair dryer around standing water.)
  • To thaw a frozen pipe, heat water on the stove, soak towels in the hot water and wrap them around cold sections of the pipes.
  • When thawing a pipe, start thawing it nearest to the faucet. Make sure the faucet is turned on so that melted water can drip out. 

 If a Pipe Bursts

  • Shut off the water at the main valve.
  • If the break is in a hot water pipe, the valve on top of the water heater should be closed.
  • Call a plumber. Keep an emergency number nearby for quick access.

4 Signs of Frozen Pipes

There are a few clues which can help you determine if you have frozen pipes at your property:

  • The Temperature Is Right- Pipes cannot freeze if it is not cold enough outside for them to do so. Water does not freeze when it is 60 degrees Fahrenheit outside, and neither do pipes. When the temperature falls to 32 degrees Fahrenheit or lower, you should begin to take precautions to prevent vulnerable pipes from freezing.
     
  • There Is Frost on the Pipe- For pipes that can actively be seen, such as those under sinks, you may be able to see frost that has accumulated on the exterior of the pipe. This can serve as a warning sign that the pipe is frozen before you ever try to turn on the faucet.
     
  • No Water Is Coming Out of the Faucet- Another sign that you may have a frozen pipe on your hands is lack of running water. If you or a tenant turn on a kitchen or bathroom faucet and only a slight trickle of water or no water at all comes out, the water pipe leading to the faucet may be frozen.
  • Strange Smells- A forth potential sign of a blocked pipe is an odd smell coming from a faucet or drain. If the pipe is partially or completely blocked, the only way the odor can escape is back up in the direction of your property.

Prevent your Pipes from FREEZING

Where the Trouble Lies

“Some pipes are more prone to freezing than others because of their location in the home,” explains Paul Abrams, spokesman for Roto-Rooter.

Pipes most at risk for freezing include:

  • Exposed pipes in unheated areas of the home.
  • Pipes located in exterior walls.
  • Any plumbing on the exterior of the home.

Preventative Measures for Outside

A frozen garden hose can cause more damage than a busted hose; it can actually burst an interior pipe. When the water in the hose freezes, it expands, increasing pressure throughout the whole plumbing system. As part of your regular seasonal maintenance, garden hoses should be disconnected, drained, and stored before the first hard freeze.

If you don’t have frost-proof spigots, close the interior shut-off valve leading to that faucet, open and drain the spigot, and install a faucet insulator. They cost only a couple bucks and are worth every penny. Don’t forget, outdoor kitchens need winterizing, too, to prevent damage.

Exposed Interior Plumbing

Exposed pipes in the basement are rarely in danger of freezing because they are in a heated portion of the home. But plumbing pipes in an unheated area, such as an attic, crawl space, and garage, are at risk of freezing.

Often, inexpensive foam pipe insulation is enough for moderately cold climates. For severe climes, opt for wrapping problem pipes with thermostatically controlled heat tape (from $50 to $200, depending on length), which will turn on at certain minimum temps.

Under-Insulated Walls

If pipes traveling in exterior walls have frozen in the past (tell-tale signs include water damage, mold, and moisture build-up), it’s probably because of inadequate or improperly installed insulation. It might well be worth the couple hundred dollars it costs to open up the wall and beef up the insulation.

“When nothing else works, say for a northern wall in a really cold climate, the last resort is to reroute a pipe,” notes Abrams. Depending on how far the pipe needs to be moved — and how much damage is caused in the process — this preventative measure costs anywhere from $700 on up. Of course, putting the room back together is extra.

Heading South for the Winter?

For folks leaving their houses for an extended period of time in winter, additional preventative measures must be taken to adequately protect the home from frozen pipes.

  • Make sure the furnace is set no lower than 55 degrees.
  • Shut off the main water supply and drain the system by opening all faucets and flushing the toilets.

In extreme situations (vacation home in a bitterly cold climate), Abrams recommends having a plumber come to inspect the system, drain the hot water heater, and perhaps replace the water in traps and drains with nontoxic antifreeze.

Pipes that freeze most frequently are those that are exposed to severe cold, like outdoor hose bibs, swimming pool supply lines, water sprinkler lines, and water supply pipes in unheated interior areas like basements and crawl spaces, attics, garages, or kitchen cabinets. Pipes that run against exterior walls that have little or no insulation are also subject to freezing.

Preventing Frozen Pipes

Before the onset of cold weather, prevent freezing of these water supply lines and pipes by following these recommendations:
  • Drain water from swimming pool and water sprinkler supply lines following manufacturer's or installer's directions. Do not put antifreeze in these lines unless directed. Antifreeze is environmentally harmful, and is dangerous to humans, pets, wildlife, and landscaping.
  • Remove, drain, and store hoses used outdoors. Close inside valves supplying outdoor hose bibs. Open the outside hose bibs to allow water to drain. Keep the outside valve open so that any water remaining in the pipe can expand without causing the pipe to break.
  • Check around the home for other areas where water supply lines are located in unheated areas. Look in the basement, crawl space, attic, garage, and under kitchen and bathroom cabinets. Both hot and cold water pipes in these areas should be insulated.
  • Consider installing specific products made to insulate water pipes like a "pipe sleeve" or installing UL-listed "heat tape," "heat cable," or similar materials on exposed water pipes. Newspaper can provide some degree of insulation and protection to exposed pipes – even ¼” of newspaper can provide significant protection in areas that usually do not have frequent or prolonged temperatures below freezing.

During Cold Weather, Take Preventative Action

  • Keep garage doors closed if there are water supply lines in the garage.
  • Open kitchen and bathroom cabinet doors to allow warmer air to circulate around the plumbing. Be sure to move any harmful cleaners and household chemicals up out of the reach of children.
  • When the weather is very cold outside, let the cold water drip from the faucet served by exposed pipes. Running water through the pipe - even at a trickle - helps prevent pipes from freezing.
  • Keep the thermostat set to the same temperature both during the day and at night. By temporarily suspending the use of lower nighttime temperatures, you may incur a higher heating bill, but you can prevent a much more costly repair job if pipes freeze and burst.
  • If you will be going away during cold weather, leave the heat on in your home, set to a temperature no lower than 55° F.

To Thaw Frozen Pipes

  • If you turn on a faucet and only a trickle comes out, suspect a frozen pipe. Likely places for frozen pipes include against exterior walls or where your water service enters your home through the foundation.
  • Keep the faucet open. As you treat the frozen pipe and the frozen area begins to melt, water will begin to flow through the frozen area. Running water through the pipe will help melt ice in the pipe.
  • Apply heat to the section of pipe using an electric heating pad wrapped around the pipe, an electric hair dryer, a portable space heater (kept away from flammable materials), or by wrapping pipes with towels soaked in hot water. Do not use a blowtorch, kerosene or propane heater, charcoal stove, or other open flame device.
  • Apply heat until full water pressure is restored. If you are unable to locate the frozen area, if the frozen area is not accessible, or if you can not thaw the pipe, call a licensed plumber.
  • Check all other faucets in your home to find out if you have additional frozen pipes. If one pipe freezes, others may freeze, too.

Future Protection

  • Consider relocating exposed pipes to provide increased protection from freezing.
  • Pipes can be relocated by a professional if the home is remodeled.
  • Add insulation to attics, basements and crawl spaces. Insulation will maintain higher temperatures in these areas.
